We were appointed to carry out a full flat roof replacement and extensive dormer refurbishment on a prestigious white-rendered property near Petworth, West Sussex, formerly part of the historic Petworth Estate. The works included replacing approximately 270m² of flat roofing with a high-performance Garland system, the refurbishment of 26 dormer tops with new leadwork and waterproofing, the installation of a new roof access hatch, and careful slate reinstatement to the mansard slopes. Completed in line with NFRC Safe2Torch guidelines and Garland UK specifications, the project now benefits from a 25-year insurance-backed guarantee, ensuring long-term durability and protection.
We recently completed a full flat roof replacement of around 270m², along with the refurbishment of 26 individual dormer tops, on a beautifully white-rendered property near the historic town of Petworth in West Sussex. The building, once part of the Petworth Estate, was converted into private residences in 2002. After securing the contract through a highly competitive tender process, we worked closely with the project surveyor to install a new roofing system specified by Garland UK.
The project involved the complete replacement of the flat roof system, covering approximately 270m². We installed a high-performance Garland roofing system, specifically chosen for its durability, weather resistance, and proven long-term performance. This provided the building with a robust waterproofing solution while maintaining its aesthetic appeal.
Extensive refurbishment works were carried out on 26 individual dormer tops. This included the full replacement of the existing coverings with new Garland materials to match the main roof system, ensuring consistency in appearance and performance. The fascia height of each dormer was raised with new Code 5 lead fascia sections. To accommodate this adjustment, new Code 5 lead cheek panels were installed to both rear sides of each dormer, along with new Code 5 lead flashings around the full perimeter to ensure complete waterproofing and integration with the roof structure.
The existing roof access hatch was removed and replaced with a new Whitesales Access Hatch, model RAH-R.50.80. This unit features a polycarbonate triple-skin diffused dome, offering improved access and enhanced thermal performance.
Slates surrounding the dormer cheeks on the mansard slopes were carefully removed to allow for the leadwork and dormer refurbishments. Once these works were completed, the original slates were reinstated with precision, ensuring a seamless match with the surrounding roofing and preserving the overall aesthetic of the property.
All roofing works were carried out in full accordance with the NFRC Safe2Torch guidelines, upholding the highest standards of safety and professional practice. The new flat roofing system was installed to meet Garland UK’s specification and qualifies for a 25-year insurance-backed guarantee, offering long-term protection and peace of mind for the client.
